planning & interiors
A construction plan is organized floor by floor, room by room. Room elements are designed based on the client’s needs. We believe in function and sustainability for all program elements such as stairs, doors, windows and fixtures. Our construction plans are often supplemented with mechanical, electrical and plumbing plans.
Whether you intend to build a residence, business premises or a complex, local agencies require a site plan as part of the zoning compliance process. We can provide a zoning compliance analysis for your needs. Our site plans comply with local requirements regarding use, egress and occupancy.
If needed we can provide 3-dimensional hand-drawn sketches, computer renderings or physical models. You can either execute the construction process with your own contractors, or, we can provide contract administration during the construction process.
Mindfully designed interiors will maximize livable space and enhance your quality of life. Light, color and furnishings play their part in forming a balanced, harmonious, composition. We create interior environments for residential homes, lobbies, restaurants, office and retail spaces. Another service we offer is “staging”– decorating a home to facilitate sales and higher selling prices.
Allow us to present you with an array of design possibilities. Our goal, above all, is for clients to feel that their environment reflects their tastes and personality.
We’re licensed, insured and ready to provide construction management services.
The practice is also registered as an approved Special Inspection Agency with the NYC Department of Buildings. Our practice will oversee complex construction projects. With long-term experience in the building industry, we offer supervisory services that include:
Specifying project objectives: delineation of scope, budgeting, scheduling, setting performance requirements, and selecting project participants
Maximizing efficiency and timeliness through procurement of labor, materials and equipment
Streamlining operations through synchronization of the multilayered construction process
Developing effective communications and anticipating problems before they occur
Reflecting his strong commitment to environmentally sustainable practices, Mr. Calderón is proud to have attained the designation of LEED (Leadership in Energy & Environmental Design) accredited professional by the U.S. Green Building Council.
As an MBE certified business in NYC & NYS, our firm is a team partner on successful public contract bids. Certified as an MBE (Minority-Owned Business Enterprise) in New York City and New York State, we can partner on a broad range of government financed projects.
These include construction of new buildings, improvement of public infrastructure, renovation of waterfront and industrial space, and maintenance of various city-owned properties and retail markets. Consultants bid for all projects via a blind proposal process in which the lowest qualified bidder is chosen. This protects the public interest by allowing for equal opportunity while lowering tax spending.
Changing a 2-bedroom to 3
“J.C. Calderón did phenomenal work. J.C turned a large pre-war two bedroom coop apartment on the Upper West Side into a three bedroom family apartment with an intelligent design that worked for my family. J.C. spent time talking with me, my wife and even my kids. By reconfiguring the floor plan to our needs, he also creatively brought natural light into the entire apartment. During construction, the Seller’s real estate broker came by and could not believe the transformation. She said the apartment was worth over $300,000 more than I paid (about 25%) based on J.C.’s new layout alone and she had not even seen the finishes. J.C. also handled all dealings with our Coop Board’s approval process and worked seamlessly with our general contractor throughout the project. J.C. ensured that all design plans were properly filed with the NYC Department of Buildings and Landmarks so that I will have no problem when I decide to sell. He navigated this project to conclusion on time with very few bumps. He was proactive and his total price was less than the other architects I interviewed and his price never changed once we reached our agreement. I highly recommend J.C. and his team.”
“J.C. Calderón did a marvelous redesign and renovation of our 25-year old Upper East Side apartment. He went to great pains to understand and fulfill our design preferences. His understanding of light, space and color opened up the apartment both physically and visually, and the ingenious hallway cutout allowed sunlight from the corner of the bedroom to reach all the way into the kitchen.”
Developing a vision
“Working with J.C. enabled us to develop a clearer picture of exactly what it was that we wanted. He kept honing that picture and gave us a result that still gives us satisfaction and utility.”
Increasing re-sale value
“J.C. Calderón did a fantastic job with our extension. His attention to detail was amazing. The end result was spectacular. We definitely are going to see a substantial increase in our re-sale value.”
